💡 Understanding French Notary Fees
Transfer Taxes (Droits de mutation): The largest component, typically 5.09-5.80% for old properties. Goes to the government (departments and communes). New properties under 5 years are generally exempt.
Land Registry Fee (0.10%): Small fee for registering the property transfer in official records.
Notary Remuneration: The notary's professional fee, calculated on a sliding scale. Higher percentages on lower values, decreasing as property price increases. This is regulated by law.
Administrative Costs: Covers document retrieval, property searches, stamps, and other administrative expenses. Usually around $400-$800.
Old vs New: Old properties (5+ years) typically have 7-8% total fees. New properties (< 5 years) have 2-3% fees because they're exempt from transfer taxes.
Note: This calculator uses French regulations as a reference. Rates and rules vary by country. Always consult with a local notary or legal professional for accurate estimates in your jurisdiction.
